The Rent Coverage Ratio is a calculation I devised. It calculates how much of the rent will cover the estimated PITI of a median priced home within a particular market area. 100% shows a breakeven point. For example, in the Cedar Hills area, the median rent is $875. The median sales price is $89,500. The estimated PITI with 20% down, 7.5% interest rate, 30 year term is $700. The rent coverage ratio is 125%. This assumes you bought a median priced home at list price. As a savvy investor, you will negotiate a much better deal than this. The beauty of this report is it lets you quickly identify the areas where the numbers are re-aligning themselves.
The report shows the 4th quarter 2008 numbers AND compares it to the 2007 numbers. It identifies which areas has a mostly positive ratio. I fudged a little down to 96%. All you need to do is negotiate a little better deal. FREE SAMPLE REPORT
Finally, it shows the HS Rank. This is short for Home Sale Rank for the period. I cross referenced how the market area ranked for home sales. The best investment market areas would be the ones with the largest Rent Coverage Ratio AND in the most popular areas. This gives you a double exit strategy. For example, the Paxon area has median rental income as $722. Median priced home is $22,500. The rent coverage is 458%. This is wonderful. However, this market area is not rated in the top 30 in home sales. (The top 30 market areas produce 70% of home sales.) So, the odds are you are limited to just one exit strategy. If that's okay with you, then go for it. If you want to be in a position to try to retail your investment house first before you go to rent, it behooves you to invest in those areas where that is a real possibilty.
